  • How long is your season?
    The site is open 10 month of the year, and closes for most of January and February. The dates for the 2025/2026 season were Friday 7th March – Friday 2nd January 2026.
  • Can I live in my caravan or use it as my main place of residence?
    Caravans are for holiday use only, and cannot be used as a permanent address.
  • How much are your site fees?
    The yearly ground rent, inclusive of your water usage, rates and VAT is £2,420 for the 2025/2026 season.
  • When is the ground rent due?
    Deposits for the 2026-2027 season will be £200 and due in October 2025. The final balance is due before the site reopens in March 2027
  • How long are Caravans permitted to be kept on site
    Each caravan is assessed individually at point of sale and given a number of years it may remain on-site by the current owner, provided it is kept in good condition and well maintained.
  • How am I charged for Gas and Electric?
    Each caravan is individually metered and you will be billed twice a year for what you have used. The price per unit is in line with the market rate, in 2025 this was 25p a unit for electric, and gas 50p a unit.
  • Do I have to pay for my Water Usage?
    No, water is not individually metered and is included in your yearly ground rates.
  • Are there any other fees I should be aware of?
    Each year, you’ll need to pay your annual ground rent, along with your gas and electric bills. We also require that your caravan is insured, which can be arranged through the office or with your own provider. Other than that, there are no extra fees or hidden charges from us.
  • Who can use my Caravan?
    Caravans are for the private use of owners, you are of course welcome to let your family and friends use your holiday home, but letting is not permitted.
  • Are you dog friendly?
    Yes, dogs are welcome on site as long as they are well behaved and kept on a lead. We do have a woodland walk and dog walking field opposite the park, where dogs are welcome to be exercised.
  • Who is responsible for the upkeep of my plot?
    Owners are generally responsible for the upkeep of their caravan and plot, including mowing the grass, maintaining any gardens, and keeping the exterior of the caravan in good condition. However, we’re happy to arrange mowing and caravan cleaning services for you if needed.
  • Is there a risk of flooding?
    Despite being called Knighton on Teme, the village is situated on a hill well above the river Teme so there is no risk of any flooding.
  • Do you have Wifi?
    We have free Wi-Fi available on site, which is sufficient for browsing and streaming.
